Keeping Isanti Businesses Dry, From Main Street to the Industrial Park

If you run a business in Isanti, your building probably sits under one of three kinds of roofs, and each one wears out in its own way. Metal and low-slope roofs on industrial buildings near Highway 65 loosen at fasteners and seams as they expand and contract. Many older storefronts downtown sit under flat roofs behind parapet walls, where tired flashing and slow drains let water in quietly. Pitched roofs on offices, churches, and smaller retail take the brunt of hail and wind.

We match the fix to the building. Industrial and downtown roofs are often good candidates for restoration, which seals the roof you already have without shutting down the business underneath it. Pitched roofs get a full Owens Corning system, installed by an Owens Corning Platinum Preferred Contractor. And our crews work out of East Bethel, a short drive south, so reaching your building after a storm doesn’t mean waiting days for someone to show up.

Restoring Flat and Metal Roofs Without a Tear-Off

Tearing a roof off over a working production floor or an open shop costs more than the roof itself. When the deck and insulation are still sound, restoration lets you keep operating while we seal the roof you have. We check both before recommending it, and if the roof is too far gone, we’ll tell you.

Silicone Coating

Silicone goes on as a liquid and cures into one continuous membrane, closing the seams, fastener heads, and penetrations where low-slope roofs usually leak. It holds up to standing water, which suits older downtown roofs that no longer drain the way they once did. The work is quiet and clean next to a tear-off, so shops can keep their doors open while the crew is up top.

TPO Overlay

When a flat roof needs a new surface rather than a coating, a TPO overlay lays a fresh single-ply membrane over the existing roof. Its seams are welded with hot air, and the white top reflects summer heat away from the building. On larger industrial footprints, it avoids the cost and downtime of hauling off the old roof while still giving the building a brand-new waterproof layer.

Metal Roof Restoration

Metal industrial roofs rarely fail across a whole panel. The trouble shows up at the fasteners, laps, and seams, where screws back out and old sealant dries and cracks. We replace or reseal failed fasteners, treat surface rust, and coat the roof so it sheds water as one piece again, which can push a full replacement years down the road.

Repairs, Replacements, and Routine Care

Not every roof is a restoration job. Some need a quick repair, some are past saving, and most last longer with regular attention, all of it backed by the same commercial roofing crews and systems we use statewide.

Emergency Leak Repair

A leak over inventory or equipment can’t wait for Monday. Isanti’s noise ordinance exempts emergency work from its normal construction hours, provided the police department is notified, which we handle. That lets us tarp, patch, and stop the water as soon as a crew can get there, with the permanent repair to follow.

Tear-Off and Replacement

When restoration is off the table, we take the old system down to the deck, repair what’s underneath, and install a new roof suited to the building, from a metal-panel shop to a shingled office. Crews work within Isanti’s allowed hours, 7 a.m. to 9 p.m. on weekdays, so tenants and neighbors know when to expect noise.

Scheduled Inspections and Maintenance

Twice-a-year inspections catch clogged drains, loose flashing, and failing sealant while they are still cheap to fix. Every visit ends with photos and a short written report, so the roof becomes a planned line in your yearly budget instead of an expensive surprise.

Why Owens Corning Is Our Choice for Pitched Roofs

Offices, churches, and smaller retail buildings around Isanti often sit under a pitched roof, which is where Owens Corning shingles make the most sense. Owens Corning is an American company whose shingles roll off a production line in Minneapolis, so the roof on your building is made in Minnesota. Our Owens Corning Platinum Preferred contractor profile lists the credentials behind that work, including “Top of the House” certification for installing the full roof system.

Reinforced Where Wind Pulls First

Wind lifts shingles at the nail line, so that’s where Owens Corning reinforced them. Duration Series is the first and only shingle with a woven-fabric nailing strip engineered into its face, the heart of patented SureNail Technology. It’s designed for wind resistance up to 130 mph, enough to hold when a storm sweeps across open ground.

Class 4 for Buildings That Have Seen Hail

Duration STORM and Duration FLEX hold a UL 2218 Class 4 rating, the top impact rating a shingle can earn. If your building has already been through one hail claim, that rating is worth pricing against a standard shingle. It’s also worth asking your insurer whether it credits Class 4 roofs on a commercial policy.

Ventilation That Protects the Deck

Our “Top of the House” certification covers what sits under and around the shingles: underlayment, the ice and water barrier, and the intake and exhaust ventilation that keeps a warm building from forming ice dams at the eaves. Through a Minnesota winter, that balance decides whether a roof ages evenly or starts leaking at the edges.

Where the Fiberglass Shingle Began

The fiberglass shingle started with Owens Corning, and the company has kept improving its roofing products for more than 70 years. It makes its own asphalt and fiberglass mat, which helps keep each batch consistent and supplies dependable. Women nationwide have also chosen it for the Women’s Choice Award, naming it America’s Most Recommended roofing brand eight years in a row.

Owens Corning coverage on a commercial building works differently from a home warranty, so we’ll put the terms for your building in writing before work starts.*

Our Process

Isanti moved its permits online in 2023, and the rest of the process has its own rules too. Your project manager keeps track of all of it, from the first roof walk to the final sign-off.

  1. Roof walk. We inspect the surface, seams, fasteners, drains, and flashing, then show you photos of what we found and what it means.
  2. Proposal. You get a line-by-line scope with materials and square footage, whether the answer is a coating, a repair, or a new roof.
  3. Online permit. We file through Isanti’s paperless building permit system, which no longer accepts paper applications. The city allows up to 10 business days to issue a permit and offers no expedited review, so we apply as soon as you approve the scope.
  4. Installation. The approved plans and inspection card are printed and kept on site, as the city requires, and crews work within Isanti’s permitted hours.
  5. Inspection and closeout. We book the inspection with Rum River Consultants, the city’s building official, at least 24 hours ahead and meet the inspector on site, since photo-based remote inspections cover residential roofs only. The closed permit and your warranty documents come to you at the end.

Outside city limits, permits run through Isanti County instead, and we handle that process the same way. The same crews also cover every city and town on our service map.

Storm Damage on Industrial and Downtown Roofs

Hail treats every roof type differently. Metal panels dent and fasteners loosen, flat membranes bruise or puncture, and shingles lose granules in patches that are hard to spot from the ground.

We photograph and measure what we find, date every image, and can meet your adjuster on the roof if that helps. Your insurer decides what the policy covers, and no honest contractor can guarantee a claim result. Here’s what our insurance claims help includes, step by step.

Frequently Asked Questions

Can we apply for an Isanti roofing permit on paper?

No. Isanti stopped accepting paper applications in January 2023, and permits are filed online or at a kiosk at City Hall. We file ours online as part of every project.

Will the city inspect our commercial roof in person?

Yes. Rum River Consultants offers photo-based remote inspections, but only for residential roofing and a few other residential trades. Commercial roofs are inspected on site, and we meet the inspector there.

Can a coating go over our metal roof?

Often, yes. If the panels are sound, we reseal the fasteners and seams and apply a coating over the whole roof. Panels with widespread rust-through or structural damage need replacement instead.

How is a commercial roof priced in Isanti?

Roof size, the system chosen, access, and what we find under the membrane set most of the price, and restoration usually costs less than a tear-off. We quote after an inspection, and our Minnesota roof cost guide walks through the factors in more detail.

What if our building is outside Isanti city limits?

Properties in the surrounding townships permit through Isanti County rather than the city. We check which one applies to your address and file with the right office.
